Brigade value homes -Brigade Orchards and Brigade Meadows

Got this email from Brigade today. It confirms the previous speculation that devanahalli and kanakapura are progressing much faster than the other two projects.

We are pleased to share with you the progress on Brigade Value Homes.

NORTH – DEVANAHALLI – BRIGADE ORCHARDS:

We are currently gearing up to obtain the sanction for the model units and the site Marketing Office, which we should have by October end. We are in the advanced stages of obtaining NOCs before applying for the Development Plan/Building Plan sanction.

· Around 2 km of 1.8m high, solid concrete fencing has already been erected.

· Work on the main spine road has commenced, and about 1 km has already been leveled; asphalting is to commence

· NOCs from BSNL, AAI have been received, as also water NOCs

· Workers quarters have been erected, and a temporary site office is functioning

SOUTH – KANAKAPURA ROAD – BRIGADE MEADOWS:

We are pleased to inform you that Brigade Value Homes on Kanakapura Road is named ‘BRIGADE MEADOWS’. Construction of the Site Office and Model Apartments is underway. This is a Ground + 3 storey structure, and will have all the apartment configurations. Phased development will be taken up along with a School, Club and Commercial Complex. We expect to launch in 3 -6 months subject to receiving approvals and the first phase will take 24 months from commencement. We have submitted the Development Plan and are awaiting sanction. We understand the Namma Metro project proposes to have the Art of Living location as its last stop in Phase 2. This may coincide with the completion of our project and will be an added benefit….

EAST – WHITEFIELD / K.R.PURAM:

In this location we have not been able to obtain legal clearance on the land parcels in hand. While we regret the delay, it is our bounden duty to convey property free of any encumbrance and we will only proceed once all clearances have been received. This may take another few months and we would like to retain your registration to avail of our offer, However, if you would like to take a transfer or a refund, please inform us.

WEST – MYSORE ROAD:

While we have the land, the formalities are taking time. Hence there would be some delay in the launch of this project. We have made progress in this area and though delayed, we are working towards design development and approval.

Transfer to other Value Home locations: Those who wish to shift registrations to other locations can do so by sending us your request by email. We will take it up when we are ready to launch the properties.

Site visit: Visit to the locations can be made only after we launch the projects and when site offices are ready, prior to booking. We shall upload the locations on the Google map on our website.

Payment of Booking Amount: From the date of launch of the project, you will be required to make payment of the booking amount of 25% of the apartment value within a month. However, you will be informed well in time.

Refund/Cancellation: The lock-in period of 6 months from the date of registration is over. In the event you wish to withdraw your booking, we will issue refund cheques from our office within 30 days after we receive the following information from you. Please note, as mentioned in the registration form, we will deduct a nominal administrative fee of Rs.1000/-.

Site location for Devanahalli Brigade value home

Brigade have disclosed the site location for devanahalli site and its only 1 km north of the bangalore airport. Thast rests some concerns that it might be in some deep interior location but we should now expect a lot of airport noise in the complex. personally I would prefer a balcony which doesn't overlook the airport.

KR Puram Location - Brigade value Homes

Based on the conversation with the folks at Brigade it seems that the location is 2kms from hoodi circle on the devasandra main road. Personally I have visited the whitefield area quite often and find the devasandra area a bit congested, but that's a personal opinion. I am sure some people like being in the midst of things.

Brigade Value Homes a marketing innovation

Since Brigade has launched their new Brigade Value Homes in Bangalore it has generated a bit of a negative feedback withe people accusing it of usurping investors money to tide over the financial crisis. This one way of seeing it.

The way I see it it is an innovation in the Indian market place. Traditionally in India a builder launches projects based on a survey about demand and then the houses get booked by retail buyers. Anyone who has done such surveys knows that they typically fail to give a clear answer as not everyone is a serious responder and hence focus groups are supposed to be a better metric. Again focus groups only target a sub segment and for large projects they fail to deliver the goods.

This is were brigades innovation gas come in. They are getting the most accurate buyer survey with hardly any cost by asking customers to put their money where their mouth is. Based on the booking they can go to the drawing board and design houses which have over 75% bookings from day one. And its not completely one sided, a buyer still gets a good rate of return on the initial booking amount due to the low cancellation fee of Rs1000, probably a better choice of apartment and probably a construction which won't get much delayed as the builder can concentrate on building and moving on rather than finding buyers for the vacant flats.
