Brigade Orchards - Value Homes Aspen Launched

The Brigade Orchards value homes project in Devanahalli has been launched on the 22nd. Brigade has asked the registered members to send over three choices and then await an allotment letter to see if they got those choices.

On the pricing front the base base rate is 2690 Rs per sqft and a floor rise of Rs 10/floor from 1st floor and a preferential allotment charge of 50/100 Rs based on the facing.In all a 1200 Sq Ft apartment would end up costing around 41 lacs.

  3. Well considering the recent launches in Bangalore they would qualify as cheap homes from a premium builders. In case a customer is not particular about common amenities and brand there are quite a few options at the same or slightly cheaper rate.

    Personally I believe they are still priced decently.and will sell well.

  5. I think in the long term it will be a good investment as anyway I don't plan on living there. The price is pretty ok considering the overall market conditions and the complex that they are building.

    I am paying up the allotment money, though I haven't gotten the allotment that I wished for which is very frustrating.

      We're thinking of booking a value home as well. You mentioned in your Nov 15 update that you did not get the allotment that you wished for. What does it mean - you're not given the apartment you asked for?
      Also, after I talked to them today, we were told that basement work should start by December, 2012. Going by your posts here regarding payment schedule, you seem to have started this entire process last year. But they haven't stuck to the schedule. Hope there are no issues regarding construction. Have you received any more updates from them? Is your agreement done already?

    1. Thanks Amit, for sharing your experience. A forum like this is useful to discuss among ourselves.
      I had asked them for a copy of agreement papers for taking a look at it before booking. I got a reply now that "the agreement is still in draft stage and will be shared after it's finalized after booking". And also that, as of now, they have approval only for the construction of 4 floors of Aspen and the rest of the plan is awaiting BESCOM NOC.
      However, they told me, currently, I could book a premium location apartment for an additional cost of Rs.100/sq ft.

      Somehow, there doesn't seem to be total transparency in the project. May be that's how most builders function.
      We're looking at an investment around Devanahalli. Are there any other trustworthy builders around that you know or have invested in? Let's know. Thanks so much.

    2. I had canceeled as they had claimed that all premium apartments(100Rs extra) were sold in tower A were sold out.
      yes the transperency level is poor. Divyasree is coming up with a few projects in that area and the Hoysala project is at a very interesting location at nandi hills road intersection.
      The Provident project in hennur road also seems a good deal.
      have moved my investment to south ORRR.
